Up to 5.94% Rental Guarantee

The developer is offering a range of investment options. These include 4 leaseback options and an outright purchase option.

Common to all of the leaseback options are the following features

Leaseback option 1: the pure investment

Offering a net financial return of 4.5%, the pure investment option is for investors looking to ensure the maximum possible cash rental return. The option does not allow free or discounted personal use of the property during the term of the lease. This option is available on 1 and 2 bedroom units

Leaseback option 2: the pleasure investment

The Pleasure investment offers a mix of strong financial returns coupled with opportunity to enjoy the property. This option offers a net return of 5.6% made up of 3.5% cash return and 2.1% in personal use credit which can be used to purchase accommodation at any Garrigae Resort (certain timing restrictions apply). This option is available on all units.

Leaseback option 3: the leisure investment

The Leisure investment is for those who really want to avail of all that Les Jardins de Saint Benoit has to offer, while also enjoying a sizeable rental return. This option offers a net return of 5.94% which is made up of 2.84% in cash and 3.1% in personal use credit which can be used to purchase accommodation at any Garrigae Resort (certain timing restrictions apply). This option is available on all units.

Option 4: "home from home"

With up to six months of personal use annually, this option is tailored to those who plan on spending significant amounts of time enjoying their property, while maximising the returns from it when not using it. (certain timing restrictions apply). This option is available on all units.

Non leaseback 5: out right purchase

As an outright purchase of the property, this option is for customers who want to be able to enjoy their property and the facilities at Les Jardins de Saint Benoit as they please.

At the request of the owner, Garrigae Hotels and Resorts will include the accommodation in the resort accommodation pool. Under this scheme the owner receives 60% of all rental income generated. This option is available on all units.

Pricing

The above prices are exclusive of VAT 19.6%, which is not payable under the lease-back scheme.

Management charges at Les Jardins De Saint Benoit will amount to €18 per square metre per annum for Pure, Pleasure and Leisure Investment options. For the Home From Home option, the charge is €30 per square metre of usable space, and for outright purchase the charge will be €55 per square metre. This charge includes a contribution to annual maintenance of all private and common areas, including upkeep of swimming pools and gardens. It also includes membership of the winemaking and olive growing associations. The charge will be deducted from the rental income.

All property purchases in France must be completed through a Notaire, a public representative charged with the administration of property purchases. The Notaire's fees are charged in percentages, based on the value of the purchase. Les Jardins de St. Benoit as a new building has the benefit of reduced notary fees around 2.50 %. Purchaser's legal fees must be borne by the purchaser.

How to Reserve a Unit

The first instalment of 2% is due within 5 days of signing a reservation form, and your chosen residence will be held for this period. This and subsequent payments, which are phased throughout the construction period, are calculated against the price of the residence inclusive of VAT. However the VAT rebate will be used to fund the last three payment instalments. It follows that you only pay the price exclusive of VAT.
