The Residences

There will be only 28 luxury residences in total; all designed by the renowned architect Francois Thoulouze. Using the traditional stone facades, exposed beams and other original features of the old buildings traditionally found on an important Domaine such as the Château, the Winery, the Winemaker’s house and Grape picker’s lodgings, no two of the French luxury vineyard villas, townhouses and apartments are alike.

The interior design will take its cues from both the aristocratic and agricultural heritage of the Estate. Period features will integrate seamlessly with natural material and high-spec kitchen, luxurious bedrooms with en-suite bathrooms and superb fixtures and fittings throughout.

The residences are furnished to the last detail – from linen to state-of-the-art entertainment systems to chic French tableware. Almost all of the properties enjoy private terraces and gardens with Mediterranean trees, shrubs and aromatic herbs, in many cases complemented by a private hot tub or pool.

In addition, each owner will benefit from private wine cellaring, which upon purchase will be fully stocked with a complimentary discovery selection with which to start your private wine collection.

Bespoke modifications to meet founding owner’s exact specification and personal style will be available.

The prices include VAT, currently at 19.6% (subject to change).

Service and maintenance fees are estimated to be around €30-35/m² per annum. The fee covers maintenance of all common areas, garden and pool as well as basic maintenance of the buildings.

Languedoc is the world’s largest wine producing region dating back to Roman times. The last harvest at Chateau Les Carrasses took place in 1988, since when the Caves have been empty. Being fully refurbished under the watchful eye of winemaker David Alcaraz the domain will produce an elegant range of quality boutique wines. As a founding member, you will receive a share of the yield – estimated at around 40-50 cases per property.

Along with its working winery, dedicated tasting room and wine shop, you will have the opportunity to participate in all aspects of the winemaking process.
